Building Condition Assessment

Building Condition Assessment is a process of physical building condition rating that involved on inspection, assessment, measurement and translation of on-going data or scale with the the purpose of getting the physical condition status of assets, components for further action purpose (maintenance/ repair/ refurbishment/ replacement/ upgrading or demolition)

The objective of conduction Building Condition Assessment is to become a tools to classified each building condition besides it become one of the parameters in building rating parameters.

Usually for government building, it will follow guideline from Garis Panduan Pemeriksaan dan Penilaian Keadaan Bangunan Sedia Ada JKR21602-0004-13.

For non-government building, the guidelines in conduction the building condition assessment is using CBPS101.

By conducting BCA, it will not only give details view of current building condition, it also help the building owner to identify on which type of repair works that are suitable for the identified defects apart from it being used as cost estimation for total building rectification works.
