Dilapidation Survey

Why do you need to conduct the dilapidation survey for your project?

For client/contractor – To safeguard your interest from being claim for unrelated defects from your construction site.

For building owner – To protect your own building interest affected by the nearby construction project

Authority – In Malaysia, the local authority has implemented the requirement whereby any construction project either constructing building, renovation of house unit, laying of new piping and cabling infrastructure or within the building itself required a dilapidation survey. Failure to comply will lead to your construction site project to be on hold due to non-compliance by the authority.

A dilapidation survey is a professional inspection documenting a building’s existing state before construction, renovation, or tenancy changes, recording defects like cracks or water damage via photos and notes to prevent future disputes over responsibility for damage caused by development work. It serves as a baseline for comparing conditions, protecting owners and contractors by clarifying pre-existing issues versus new damage. 

When to Apply
